Local Housing Allowance (LHA) is a new way of working out new claims for housing benefit for tenants renting accommodation from a private landlord.

The LHA rate that is used to work out your benefit will depend on how many people are in your household.
Please note that from 1st April 2011 the maximum Local Housing Allowance Rate available will be the 4 bedroom rate. For larger households this means the Local Housing Allowance Rate you are entitled to will be restricted to 4 Bedrooms.
Use the information below to work out how many bedrooms you qualify for.
One bedroom for:
- Every adult couple or single adult
- Any other adult aged 16 or over
- Any two children of the same sex
- Any two children, regardless of sex, under age 10
- Any other child
Shared Rate - please see below for important changes effective from 1st January 2012
Single claimants under 25 years old will get the shared rate no matter what size property they choose to live in.
Single claimants and couples over 25 years old with no dependent children will get the shared rate if they live in shared accommodation unless they have two or more rooms (bedrooms or living rooms) that no-one else can use.
Please note, effective from 1st January 2012, the 'shared accommodation rate' will apply to new claims for single claimants under 35 years of age regardless of the size of the property they choose to live in.
If you are currently claiming housing benefit and are aged between 25 and 35 your housing benefit will be reduced to the 'shared accommodation rate' when your claim is next reviewed or when your Transitional Protection ceases, if this has been awarded to you.
