Whitehills, a business area located at Junction 4 of the M55, forming a major gateway to the Fylde Coast sub-region of Blackpool, Fylde and Wyre.
Whitehills spans the boundaries of Blackpool and Fylde and represents key strategic employment locations for both of these local authority areas. It is a mix of established and future build development opportunities. Whitehills is already home to some 100 companies, including major facilities for the Department for Work and Pensions; National Savings & Investments; NST Travel Group – the UK’s largest educational travel company and modular buildings and street furniture manufacturer, Glasdon.
This is a location that is easy to get to thanks to its motorway and A road connections. It offers a plentiful supply of car parking for employees and visitors. It is served by public transport routes. It is situated only ten minutes from Blackpool Airport.
A 714 acre business community ….
Whitehills extends to 714 acres (289 ha) and comprises a range of interrelated areas and uses, each benefitting from and complementing the others.
Already there is some two and a half million sqft (233,000 sqm) of existing built industrial and office floorspace. This includes Northern Trust’s Blackpool & Fylde Industrial Estate and Whitehills Park Phases 1 and 2.
Sitting alongside the industrial and office developments are a number of non-B Class use employment generators, including a Premier Inn hotel; a Fayre & Square pub restaurant, Tesco superstore, B&Q, and BMW Mini, Vauxhall, Chevrolet, Honda, Saab and Suzuki car dealerships.
Whitehills also includes residential provision, with Redrow Homes having recently completed the final phase of their Whitehills Meadows housing scheme.
One million six hundred thousand sq ft of opportunity….
Though much of Whitehills has been developed, opportunity remains for a further one point six million sq ft (152,000 sqm) of industrial, office and ancillary services floorspace to be built.
Some 111 acres (45 ha) of consented or proposed employment land is available immediately or within the next five years. This is available in a range of sizes from less than one hectare up to potentially twenty hectares. This range of plots can meet the needs of every size of business, creating opportunities for flexible expansion as companies development and grow.
Balanced development planning will ensure that Whitehills continues to be more than just a place to work. A further 1,900 homes are planned, including the proposed new community at Whyndyke, a joint venture between Northern Trust and Blackpool-based developer Closelink.
And to meet the needs of residents and business people it is proposed that the area’s existing ancillary services and community facilities will be augmented. Two local centres are proposed to serve the Whyndyke area to the north of the M55 motorway. A further site is proposed within Whitehills Park that will act as a focal point for support facilities in that area.
A resident population of around 218,000 and a market place of ten million people within two hours drive. Over thirteen million leisure visitors annually.
Almost eight thousand companies are based in Blackpool and Fylde. These represent a range of industries including food production, nuclear power and environmental technologies, aerospace, financial services and service and support industries to the hospitality and leisure sector. These companies include BAE Systems, Westinghouse Electric, Tangerine Confectionery, Fox’s Biscuits, Hewlett Packard, Axa and Aegon.
Quality education and training in terms of schools and further education. Blackpool & the Fylde College is an associate college of Lancaster University and has strong links with local employers and has developed a new £10 million University Centre offering a wide range of courses.
